What UK Specialist Lenders Are Really Looking For In a Bad Credit Mortgage in 2025

Bad credit no longer means an automatic no. In 2025 specialist lenders are very active, but they are also very specific about what they want to see on your application.

Shortcut: If you just want to know if you have a chance, go to Bad Credit Mortgages for our main guide and example lender criteria.

What specialist lenders really care about in 2025

Most people focus on their score. Specialist lenders do not. They care much more about the story behind your credit file and what your situation looks like now.

  • Stability. How settled you are in your home, job or business and how predictable your income is.
  • Affordability. Whether you can clearly afford the new mortgage after all other commitments.
  • The reason for your bad credit. Was it a one off life event or is it an ongoing pattern.
  • Your recent behaviour. What your last six to twelve months of banking and credit use look like.

If the case is stable and affordable and the credit problems have a clear explanation, lenders can be far more flexible than the high street.

Types of bad credit lenders will consider

Specialist lenders group bad credit into categories. The type, age and pattern are more important than the score.

Defaults

  • Often acceptable if they are over twelve months old.
  • Utility and mobile defaults are usually seen as less serious.
  • Low value and satisfied defaults are easier to place.

CCJs (County Court Judgments)

  • Usually need a clear explanation of what happened.
  • Older CCJs, especially over two years, are much easier to work with.
  • Some lenders want them satisfied, others are flexible if there is strong deposit and income.

Missed and late payments

  • Isolated late payments on a credit card are usually minor.
  • Recent late payments on a mortgage or secured loan are treated as serious.
  • A cluster of late payments in the last six months is a red flag.

Debt Management Plans (DMPs)

  • Several specialist lenders are comfortable with active DMPs.
  • They want to see regular payments and no recent missed DMP instalments.
  • The mortgage still has to be affordable with the DMP included.

IVA, DRO and bankruptcy

  • Most lenders want at least six years since discharge for bankruptcy or an IVA.
  • A few will consider sooner if the deposit is strong and the last few years have been clean.
  • Debt Relief Orders are treated similarly to bankruptcy with most lenders.

How much deposit you need with bad credit

Deposit size changes everything. The more you put down, the more options you usually have, even with heavy historic credit issues.

Credit situationTypical minimum deposit
Older, low value issues such as small defaults 5 to 10 percent deposit
Recent defaults or CCJs, or several accounts in arrears 10 to 15 percent deposit
Serious issues such as recent IVA, DRO or bankruptcy 20 to 30 percent deposit

These are broad bands, every lender has its own rules. A broker who understands bad credit can match your deposit and your credit profile to lenders that are comfortable with your situation.

How lenders read your bank statements

Bank statements are often the silent reason behind a decline. Underwriters will go through them line by line.

  • Regular gambling, especially on payday, is a big red flag.
  • Constant use of an overdraft, or going over the limit, worries lenders.
  • Bounced direct debits and returned payments suggest lack of control.
  • Heavy discretionary spending on takeaways, subscriptions and impulse shopping can reduce the amount you can borrow.
  • Irregular income, or money moving between accounts in a confusing way, can make affordability harder to prove.

Three clean months of bank statements can sometimes help more than a tiny bump in your credit score.

How to give yourself the best chance of approval

Small changes over the ninety days before you apply can make a big difference to what a lender will do.

  • Register on the electoral roll at your current address.
  • Make all payments on time, even the very small ones.
  • Reduce card balances so they are below fifty percent of each limit.
  • Avoid taking out any new credit or Buy Now Pay Later accounts.
  • Cut back visible gambling and impulse spending on your statements.
  • Try to build a small savings buffer that shows regular surplus income.
Step one, know exactly what lenders will see
Check your data across the main credit agencies in one place before you apply. This helps us target lenders that match your actual profile.

Why using a bad credit broker really matters

In this part of the market many of the best lenders are not available if you apply direct. They work through brokers only and they expect the case to be carefully packaged.

  • We match your credit file, income and deposit to lenders that already accept that pattern of history.
  • We can usually avoid unnecessary hard searches on your file.
  • We explain your story clearly to underwriters so they see the full picture, not just the raw data.
  • We know which lenders are currently taking a softer stance on things like DMPs or recent defaults.

A weak application to the wrong lender can lead to a quick decline. The same case, presented clearly to the right lender, can often be approved on a sensible rate.

Bad credit mortgage FAQs

Can I still get a mortgage with bad credit in 2025?
Yes. Many specialist lenders are actively lending to customers with bad credit in 2025. They focus on the type and age of your credit issues, how stable your situation is now, how affordable the mortgage is and what your recent bank statements look like.
How bad can my credit be and still get a mortgage?
There is no single cut off. We see approvals where there are historic defaults, CCJs and even past insolvency, as long as there is a strong deposit, clean recent conduct and a clear explanation of what happened and why it is different now.
Do I need to clear all my defaults first?
No. It can help, but it is not always essential. Some lenders will accept unsatisfied defaults, especially if they are older or low value. It is more important that you are up to date on your current commitments and can show stable recent behaviour.
Will a debt management plan stop me getting a mortgage?
Not necessarily. Several specialist lenders are comfortable with active DMPs, as long as the payments have been consistent, the mortgage is still affordable and the plan is not very recent.
Should I go straight to my bank or use a specialist broker?
If you have any form of bad credit, a high street bank will usually be very strict. Using a broker who understands bad credit means your case goes to lenders whose criteria match your situation, which normally gives you a better chance of a yes.

Final thoughts: Bad credit does not have to end your plans to buy or remortgage in 2025. Lenders are far more interested in who you are now than who you were during a difficult period, as long as the case is put together properly.

This article is general guidance and not personal advice. Lender criteria change regularly. Your home may be repossessed if you do not keep up repayments on your mortgage.
